Our Charges For Landlords and Rental Applicants

 

If you have viewed a property and want to make it your new home you will need to follow these steps… 

Holding Deposit 

1- Pay 1 week of the monthly rent as a holding deposit will be required to take the property off the market whilst you go through referencing. 

Please note that any holding deposit paid does not automatically grant tenancy of the property in question. Full referencing and credit checks will be undertaken and after presenting our findings to the landlord and gaining their approval only then will we be able to grant a tenancy. Should you fail the referencing checks or do withhold any information we require, you may not receive your holding deposit back in full.

  • Holding deposit,1 Weeks Rent
  • Security deposit, 5 Weeks Rent

Once you secured the property and informed us of your personal details we will send them on our refrencing partner who will send you the full application form for you to complete.

Money to be paid before you move in

Once the referencing has been completed and the landlord has approved your application, you will be required to pay the balance of the deposit (minus the 1 Week holding deposit already paid) and the first month’s rent in advance. 

Final Step….

Once all the above has been completed you will receive the tenancy agreement to sign along with all the relevant documents. 

Then all you need to do is receive the keys and enjoy your new home! 

Default Fees:

-Lost keys or any lost security devices, a minimum charge of £10.00 will apply but if the cost to replace/fix these then the charge may change.

- Default fee for late payment of rent, this will be when you haven't made payment for your monthly rental agreement on the agreed date, 3% more than the Bank of England’s annual percentage rate (currently 5.25%) for each day the payment is outstanding.

-Tenancy swap over or tenancy amendments, this when one tenant is giving up their part of the tenancy and another person is replacing them or if any other changes to a tenancy agreement are to be made £50.00 (inclusive of VAT)

-Termination of tenancy, when you are terminating your tenancy whilst your tenancy agreement is still in place. You will be charged the amount of rent you would have paid had you followed through with the tenancy until the end of your agreement unless we find a suitable tenant to take your tenancy over.
